Market Leader, Wolfnet & Listings-to-Leads from Keller Williams

Here is some great insight from our client J.D. Lepeka from Keller Williams over in Bethlehem PA on Market Leader, Wolfnet & L2L.

Yes, I do have a market leader website. It’s part of my Eedge package. The problem with the Market Leader Eedge site is that you can’t really customize it. With the EAgentC Wolfnet website I can customize it like crazy. I can post all the L2L flyers and even post links to a listings website. Plus the Wolfnet feeds into my Eedge database just like the market leader website.

When I get a lead asking for an email alert or listing info I go into the wolfnet site and create a search. I have a pre-made email form that I cut & paste and then send the Lead. They receive the follow up email from Wolfnet with their user name and password. When I create their free account their info is entered into my Eedge database.

Market Leader:
Market Leader does have some great tools and already has the pre-made responses. These can be modified if I needed to but that’s about it. It even has a system to remind you to touch back to your leads. Market Leader’s system does do some of the things yours does but to be blatantly honest your system is surprisingly much more user friendly. Plus they charge an arm and a leg for their pro version. I think it’s a bit ridiculous. Even if I were to purchase the pro version some day I still feel L2L is much more user friendly. Customization is greatly lacking on their provided website. I’m not a tech head so I found it impossible to install the banner I wanted. I do commercial real estate; I found that the website couldn’t be modified to show this aspect of my business. Over all though and most importantly the L2L product has been much more effective in generating both seller and buyer lead. I have two buyer agents that I’m feeding leads to and they love it as do I.

Farm Area Market Video Audio Outline

The audio voiceover for your Farm Area Market Report and Highlight Video should somewhat follow the outline below.

The  idea  is to:

1. Introduce yourself and the video with major Google Key Words

2. Give the basic numbers of the month, year over year: solds, days on market.

3. Give some highlights of selected solds. Share some information that only someone that actually saw the property could give to cement your authority in the mind of the viewer.

4. Invite  them to request more information, contact you and thank them for watching.

Everybody Scott pierce with L2L Realty with the August 2011 market report for south gate Sarasota Florida Real Estate.

August 2011 was a good month over 2010 with 36 properties SOLD vs. 24 in the year prior and average days on market falling from 54 to 45.

Here was a condo at 761 John Ringling Boulevard that sold for $249,000. A really good property, showed very well, days on marks are very low, 53, compared to most condos, in particular compared to this time in 2010 when average days on market for condos was 76.

5338 Fox Drive was a very nice house, had a big beautiful oak tree with a lot of shade in the front yard, gorgeous tiles throughout the house, that showed very nicely during the broker tour we did, a nice pool on the backyard as well, in a really nice part of the Southgate neighborhood. Sold for $580,000 after 96 days on market.

1545 Hill view Dr sold for $2,262,000 million. When this sold in 1996 it closed at $425,000 and you can see just a gorgeous kitchen, gorgeous open space real close to the water way with direct access to sailing into the gulf  of Mexico.. Great pool area, really great house for the whole family to enjoy.

Now here was a very nice condo at 1629 Pelican Cove, this is unit 133 B and you can see it has a lot of nice privacy, very cool space to live in, had nice amenities like the pool, work out rooms and so on…

now here was a really nice house ,this is kinda slipper than what we thought of the month, this is 4605 Garcia avenue, sold for $115,000 the average of listings of price of this houses in this area like this is about $124,000 so really good price for this house.

SO again if you dont know Southgate in Sarasota Florida world-class shopping here Westfield Southgate mall, world class beaches with Siesta Key, Lido beach that you will see next to your, if yuo like to boat, is got great boating access, all your round, all over the area, so it’s just a really great place to live, for yourself and your family.

now on the next slide we look some of this stats and you’re gonna see that well the market is actually pretty voluble, it is trending up somewhat into 2011 in particular over 2009.

Coldwell Banker Schmidt gets Lead Generation results from Listings-to-Leads

We met some of the team for Coldwell Banker Schmidt at the Gen Blue Conference last year.  After some time to evaluate Fred Schmidt thought it was a good program to roll out for his Agents.  He wanted to make sure that his Agents had great tools to help them be able to market and to generate more leads.

The way they have their websites setup for Agents each has their own IDX and with Listings-to-Leads, they can quickly use our ads on sites like Craigslist, Facebook that have direct links to Agent sites.

They also are using the Virtual Tours that we supply that have the same custom lead generation links.  These Virtual Tours can be dropped into Agent’s free accounts on Zillow, Trulia, and  Since Coldwell Banker uses the CREST system, they can drop the Virtual Tours there as well, and CREST syndicates the branded Virtual Tours with lead generation links to all sites that support Virtual Tours, including competitors.

Hi Diane, (broker)I want to thank you and Star Real Estate for finding and sharing this program.  This program solves so many challenges that I’ve had in this business. When we meet broker owners for the first time, there is always some level of skepticism with how we can help them build their business. It’s natural since there are so many companies that claim they can help build there website SEO or generate leads via their website platform etc.   Still many don’t work the way one would like, or they do work but the cost per lead is so high that you have to question the return.

Why are blogs more important to your Real Estate Business today as they were yesterday?

Google innovates full time.  With that you need to keep up with any changes involved with their search functionality.  Steve Pacinelli from Tech Savvy Agent just released a really helpful video on the subject. Sit through it all because he gives a nice tip at the end.

So here’s the nutshell, Google is going to be ranking fresh content even higher.  So how do you create fresh content for the internet?  We’d recommend starting by using the WordPress blogs we are supplying with your account.  If you haven’t tried them yet.  Log into you account and click the “Your Blog.”  There is a red button on the bottom left of that page that will take you to your free WordPress Blog.

How to Market Your Open House on Facebook – Good Lead Generation

We see a lot of Realtors and Brokers that market their Open Houses on Facebook. Badly. It is fantastic   that you are going the extra mile to market your sellers homes and it is equally great that you are leveraging Social Media to do it….but if you are going to go through the time and effort, you might as well generate some leads from it.

When it comes to Trulia very few agents get a tremendous amount leads from it, if any.  Even with the paid versions I hear agents wondering about the ROI.  Trulia has a lot a traffic though so our clients can leverage that traffic by loading our Virtual Tours into their listings on Trulia.  Natually, our Virtual Tours come with custom links driving people to your site or to our landing pages.  With links like “Chicago Homes For Sale” we can help clients generate more traffic and leads.

With all the changes that continue to happen on Craigslist we had to record a new video on how to post and repost to Craigslist.   The main thing to keep in mind is you don’t want to have too many active listings in your Craigslist account.  We can’t find a hard number, it seems to be different from city to city, but we know that when clients have too many listings their ads get ghosted.  With our Listings-to-Leads system, you can quickly post your ads on Craigslist.  Watch this quick video to see how to post and repost to Craigslist…
